Here is a general checklist for residential property developers to use before buying land in London:


Location

Research the area to determine factors such as local zoning laws, proximity to amenities and services, and overall desirability of the neighbourhood.

Property Characteristics

Assess the size and shape of the land, as well as any features such as trees or bodies of water that may affect development.

Environmental Considerations

Check for any environmental hazards such as floodplains, wetlands, or endangered species habitats that could impact development plans.

Utilities

Investigate the availability and cost of utilities such as electricity, water, and sewer service to the property.

Topography

Understand the slope and drainage of the land, which can affect construction and stormwater management costs.

Zoning and Land Use

Determine the zoning classification of the property, and research any planned land use changes that could impact development plans.

Access

Identify any access issues, such as a lack of road frontage or easements that could affect the ability to build on the property.

Title and Liens

Research the property's title history to ensure there are no outstanding liens, restrictive covenants or legal disputes that could impact the ability to develop the land.


Market Analysis

Research on the current market trends and the demand for housing in the area, to ensure that the project is viable.

Costs

Estimate costs associated with the land acquisition, development, and ongoing maintenance and operation of the property.

Local Authority Searches

queries made to the local council regarding the property and surrounding area as well as local land charges which may apply, such as tree preservation orders, and whether the property is in a conservation area.
